I had written a utility called queryprojects. See https://www.queryprojects.com It is meant to help in the early stages of construction of a building. It can take a regular IFC file produced by conventional BIM software and also a project management file from Microsoft Project (ideally; but any system that gives a compatible XML file will do) … and then it will query the project visually in 3D and you can then perform some queries on it.
When I wrote that utility, I realized that BIM has this preponderance towards built matter; with not much information about spaces. Though queryprojects.com is quite powerful, I firmly believe that even in many construction projects IFC and conventional BIM will not work out
